MARKET UPDATE

Amelia Island Nassau County Association of Realtors (AINCAR’s) most recent January 2026 Market Insights show Amelia Island prices are still holding strong: single-family median sales price $1,122,500 and condo median sales price $529,000.

Looking at the bigger picture, AINCAR’s 2025 Yearly Market Detail (Nassau County single-family homes) points to a market that slowed but stayed stable: median sale price $515,000, closed sales down just over 1%, and pending sales slightly up year-over-year. Sellers saw longer timelines (median time to contract 59 days; median time to sale 101 days) and a little more negotiation (95.9% of original list price received), alongside more competition (active listings up nearly 13% and months supply up to 4.2).
